Dear All please do not book any house in bollineni. There are slum board and Housing board which is on the way to bollineni. More over the roads and parks inside Bollineni are common for public. They will not say this entire important thing during their sales pitch.
If you ask later they will say they have a disclaimer in the sales office and it is the buyer responsibility to read before signing the agreement.
Bollineni sales person are smart enough to sell their house but please ask the below given questions before you book house in bollineni.
Whether the roads are common
Play area is common
Is there a Slum board
Is there a Tsunami quarters
Whether Black granite top is mentioned in the brochure
Verify the measurement in the brochure and the building is same.
In the brochure they would have mentioned that they will provide Black granite top but in the out put it was marble finishing. When we asked they told in the disclaimer all mentioned in the brochure are subject to change. Please search and find out the difference between the Marble and granite. Granite is stronger and heat resistance than Marble.
It is not safe to stay close to graveyard, tsunami slum board and housing board. More over the parks and roads are common hence it is not safe for our kids to play in the area.
During sales they will say it is a gated community actually it is not a gated community because the roads and parks are common for public. It is not safe for our kids to play around.
Please do not book houses in bollineni . They are not transparent. They will tell only plus during sales but there are so many hidden things which they will not come out. For eg

We had booked an apartment in block 38 (3 bhk) and we paid 15% of the total cost and when we wanted to go for the loan , the sales team wants us to hold for some more time(approximately 6 months) as they have not yet got the Approval from the Archelogical department as there is a mountain near to the site. They say that they will get it in another 6 months.But we are lil worried , do any of you know which other block is good?
How is the road to bollineni from shollinganallur side? is there a slum board there?
It looks like all the apartments are around 0.75km from the main gate. so how is the commutation going to be , is there any local transportion available in the township to reach the main gate.
Approximately how far will Bollineni be from OMR road.

I had been to site today and spoke to Mr. Ranganathan and the response was not so very convincing on this matter. I feel if we receive NOC from ASI then things are safe. But looks like BSCPL may not approach on this since there is no problem has come from ASI or CMDA on this matter.
Even I am very worried and confused on the decision to be taken at this stage!!! moreover I dont have contact of the people who have booked in 38 or 37 to get / share information.

I have also booked house in Block 38 and have received clarification from Bollineni regarding ASI. As per them they had all the required permision but I have to visit the site to get more clarity on that.
Apart from that there are lot of other issues which I heard people are facing who had booked the house there. The house finishing are not as per the standard, the quality of construction is also not so good, the customer servise is really patheic ( I have personally faced this problem).
I think we all can form a group as Anuth has said and can speak together to put all our worries.

Since we first visited the project, the possession date of our row house in block 52 has changed from June 2011 to April 2012, in 1 year.
Also, are we not given preference in BVM Global inside Bollineni during admission process? We had applied for LKG admission for our daughter which they rejected. We were under impression that Bollineni residents will be given preference.

I underwent horrible experience with BSCPL last week. I was promised delivery of house by Sep 2010 and finally i got the house handed over by Dec 2011. When i asked for compensation Kumaresh asked me to make full payment and raise request for compensation seperately. I believed and took possession.
However, Kumaresh showed me his true ugly face last week not even discussing on the issue and finding some lame excuse. He is daringly challenging and showing irritated looks when I questioned him for compensation.
I deeply regret why i bought house from such a company??!!!!!!

|Guys, here are few updates I got from BHS agent ...
1. As discussed in some forum (Couldn't recall), 40ft roads are public roads and we can't restrict public to access the road. Actually, BHS is grouping the blocks as clusters, such that no public roads will cross the clusters. Each cluster is a gated community (note that, whole BHS is not a 100% gated community, but individual clusters). UDS is based on clusters only. Area of one cluster will not be sharable to area of another cluster ( in-terms of ownership or UDS). If your apt is in a cluster which is not falling under ASI area, then you don't need to worry. If some cluster is affected by ASI, then owners of other clusters need not worry. Bcos their UDS/ownership is restricted to their own cluster only. One advantage I personally felt is good UDS ratio. 60% UDS is better, compared to other builders.
(But i didn't get any info about the owners who already bought the houses under ASI area)
2. There will be two types of maintenance - Local to cluster (lifts, cleaning, security ...) , Common (park, swimming pool, club, gyms, common road maintenance .. etc).
3. Out of three parks, one is coming under public area (we can't restrict the access). But it looks like, as per Gov regulation, most of the parks of apartments should be accessible to public. But the builders are hiding it or managing it, by maintaining a small gate. Other two parks, club house, swimming pool are private to BHS only.
4. Regarding slum board, of-course there is a slum board when we come from OMR.
- But the BHS has two ways/gates. One is thru OMR and other thru Perumbakkam. OMR link is of 3 KMs, which is developed with 60ft road (by BHS and DLF). Out of 3 KMs, 2 KMs is common to both DLF and BHS. So, if there is any risk, it is both to DLF and BHS. Moreover, slum board is somewhat away from this road.
-Perumbakam road is of 3.5 KMs (This is not impacted by slum-board). In that 2 KMs, no risk, already apartments are there. But 1.5 KM is somewhat empty land, as of now. (night time travel in bike, after ~8PM might be risky)
In future, there is a possibility of one more gate, which is back side of Global Hospital. There is a 15 acre land, currently empty. If there is any construction in that land, BHS will get one more access/road thru that link. But any construction is very likely considering over years (like 5 years..).
To my knowledge, accessibility will not be big problem, after couple of years.

Inside living is good. only thing is maintenance cost seems to be high . Currently they are dividing the actual cost by Sq ft. So the maintenance charge varies month to month. last quarter it worked out close to Rs 4 per sq ft. Ground water availability we are not sure. I heard they were buying .
Amenities side club house is only in temporarily available, theatre ,swimming pool and all no one knows when it will come to operation. Also on development of road towards OMR there is no concrete statement from bollinei management. Upto DLF they had developed road beyond that to my knowledge it will take years time to widen and lay but not sure.
Otherwise peaceful living. I would advise to ask for the project release date. For me they delayed by 18 months and denied to give any compensation giving lame excuses.

Some goods and bads are in BHS as per my observation as a resident.
2. Roads inside BHS.
3. BVM school (but, there is no previlage for residents)
4. UDS looks high.
1. All roads are common to public. Even nearby villagers will bring dead bodies on the same road inside BHS and will go all the way across the flat with drums, dance etc.. Nobody can restrict because, it is public road.
2. In the morning and evening, you have to crawl/cruise your car among cows/buffalos because, the road is public road.
3. You can enjoy the rash-driving of nearby village people inside BHS road.
4. Maintenance cost is very high compared to the facility (restaurant board (only) is there inside the club house but, no restaurant. Basic GYM only available. So many rooms inside the present club house but, no one knows the reason what for?). It looks BSCPL is using power and water from the existing phase-I account for their phase-II construction. Eventhough they have so many wells inside the campus, we can see lot of filled water lorries (private) will go/come inside BHS. Are they selling water outside? or Not?. Nobody is raising voice.
5. Recycle water is worse often (with bad smell, colour and dirt to the extent we cannot use toilet).
6. Piped gas refilling is CHALLENGING task like getting admission in nursery. Only alternate days.
7. No instant power change over during power cut.
8. Security guard booths without security.
9. Some row houses (opp to Nilgiris) have good exposure to the upcoming Govt slum clearance board flats. So, No privacy at all.
10. Access card is NOT working in many flats.

|I thank everyone of u for these reviews..The post above about not having private roads n other post talking about how it is not safe for kids to play in public play areas is so important..i was considering this project but not anymore..cannot compromise on safety n lack of privacy..i sincerely wish your challenges are cleared n your surrounding area improves much...from the good karma of posting well meaning reviews. |One of the worst ever constructions I have ever seen. Bollineni Hillside boasts itself of high quality community... but its just in paper. I am actually a Phase #1 customer who is actively living in this community. In case you havent booked, refrain from doing so. You can find better constructions elsewhere.
In reality, it is a bad neighbourhood as it is
> Surrounded in all sides by slum area
> Cheap Chinese Material and I had to change everything within a year
> Civil engineers are highly unqualified and dont know what they are doing.
> No internal telephone wiring. If you wanted to do it yourself, all the pipes are blocked.and you have no choice
> If you spend lakhs/crores to buy a flat/villa, your bathroom will stink and this is by no mistake because of you. Rather it is the Sewage Treatment Plant not functioning all and STP water is sent for your toilets. Your bathroom will always stink as sewage water.
> There is no security as it is open to all public. Basically you pay a lot of maintenance for public to use the roads/parks.
> The construction quality is so pathetic that even their maintenance people who come for repair complain about it.
> Be prepared for water leaking all the time.

|why so many people are selling houses in Bollineni , what are the issues still pending, I have a house , but not bale to rent it, builder is not giving any help.
No club house , even after 5 years of buying house, builder has made association of their people and no one is caring for people like us, who are outside the country.
Recently, saw , Casa grand , it has finished building in 10 months, and bollineni is making people fool by taking 36 months.
All are in hand glove, we are loosing our investments

|The construction quality is OK. But the township planning is NOT. This is 100 acres area. We thought BSCPL is big infrastructure company and will take care all aspects. But it is not so. Even for 30 mm rain about 20 acres in two ends gets flooded, water entering the houses. Looks their planners are novice, in-competent for such big projects.
Even a "road side developer" will safe guard by rising floor levels. BSCPL doesn't care for the problems. They push Association to take care of itself. Now the residents protest momentum has picked up after May 2016 showers.
The clubhouse is not yet handed over after 6 years, for which developer collected Rs 36 crores. The sewerage treatment plant. is low capacity. Developer offer Rs 50 lakhs and ask association to carry on itself. The corpus fund of Rs 130 crores is with them as well. In short "NOT BETTER THAN ROADSIDE BUILDER" Beware of this company as well for your future needs.
