There isn't any Lake or Pond nearby.This is a very good Project nearby major IT companies.I live in US.My parents did a thorough research on this and it's value for money.Banks wouldn't offer loans if it isn't a approved one!!

I have booked an apartment on the promotion day. I received copy of approved plan by DTCP not CMDA 1 week ago, there were lot of delay in papers but finally got it. Work is progressing

I have also booked a flat in Vaikund's Sundaram. Eventhough, the access is narrow, we have 4 similar access on the OMR and two link roads leading to ECR. The roads eventhough small are maintained well. If you take the immediate left road from the site, it will lead to Sholinganallur junction. You need not have any worry.

The current rate they are offering is as follows,

Independent Villas - 3500 per sq.ft (villas are around 3000sq ft) and the cost is in the range of 1.4 crores to 1.8 crores)
Duplex Villas - 3600 per sq ft (size in the range 1600 - 2000 sq ft) and the total cost is in the range of 70 to 85 lakhs.
Apartments - 3650 - 3750 per sq.ft based on floor (size in the range of 1200 to 1450 sqft)

The rates are really good and for those working in the close vicinity it is a good buy. The approach road is narrow from OMR but then its less than half a kilometer from the main road. All major banks (including SBI) are approving loans, implying that the paperwork has to be genuine. No major discounts being offered. Some of the duplex villas are already nearing completion so its a good time to buy. All in all I find it a good buy. I heard that Vaikund Govardhan is an already completed project and people have started residing there. The Phase I is not fully booked as the company claims but i guess only 20-30 % is booked as of now. The apartments are coming up in Phase 2. Water could be a shortage, as in the case of most apartments in the area. Planned handover for few of the blocks was Aug 2012 but I doubt if they will be able to meet the deadlines even by the year end. There was a property fair going on at the site this weekend and many people had visited, but I am not sure as to how many bookings were made.

I have searched for a house from last six months.I observed this a good project with reasonable price.
Also the construction seems to be perfect.Yes i do feel the hand over date,but that happens in all mega project.One thing what no one point out is Amenities..I feel there isnt much space for the amenties that claimed...But that need to see how it comes.

Location is really perfect yes approach road is narow...actually it is little enroached by residence over there but still it is really good enough to come to OMR.I went to site next day of NILAM cyclone...even though after heavy rain I couldnt find any water logging in road.

I know the builder is a reputed person so quality we can expect

Also request you all guys to put whatever your view.

Current price is apprx 3900 to 4000 per sqft....Rent is very good in this area.
One expect 18 to 20 k for 2bhk.

the big adavantage will be:It is the only gated community close to all It majors

I am planning to buy a 2BHK at Vaikund Sundaram in Phase II, visited the site last sunday.Yes, the approach road is narrow & a pond near by. But, its just 400m from the OMR road. They mention phase II to b ready by Jan 2014

Planning to go to their office this week.Has anybody verified their plan approval for phase II & legal documents?

i checked with them wrt to the STP and RO and they said, they will provide individual RO plant for each flat and STP will be provided. I visited the site last sunday and iam convinced with the consturction quality. Yes only issue is the approach road which seems like 30 ft road. Apart from that, this project is absolutely fine for me. Good thing is this project comes under corporation. So we can expect metro and drainage by the time of completion. Proposed mono rail comes till Shols which is just 2kms from this project and this project have 3 approach roads from omr and 2 from ecr link road. I work for Infy and iam fine with this project. Current price is 4000 for 1st floor, 3900-2nd floor, 3950-ground floor. I am planning to visit their office to check whether they are ok to negotiate the rates. If i get a good deal, iam planning to book a 3bhk.

Spoke with Jayashree from Marketing and she was able to explain each and everything abt the project. So i am sure there is STP and individual RO. Also they showed me the approval copy and i have checked with sbi and icici to confirm whether i can go for this project and they have no issues and have cleared the legal. SBI, ICICI, Axis has approved this project and cleared the legal. I saw their agreement copy and sale deed and fine with the specifications mentioned. I would have felt happy if the approach road is wider but cant expect everything in chennai. So iam ok with this one.

Thanks Khari for such valuable feedback.
I saw the Vaikund gowardhan project they gave a gym of 500 to 600 sqft area.
Its very small with three trade mills.

So Please check Whats the size of the GYM and the number of equipments.
For a 340 house plan they have to give a GYM more than 2000 sqft.

Also I come to know aprt from Comercial building ...there Club house size will be 9500 sqft.

Need to think will that be enough or not.

I'm not sure.

Guys we are taking this project for Gated community nither you can get 1000 project near to sholinganallur.
If we wont get the amenities perfectly it's a waste of money.

Just let me know how you come to know that it comes under corporation,As they got DTCP approval for thsi I beleive it's not under corporation.

I am about to finalize my unit in Sundaram Project. I would like to know some inputs from you - Did you guys checked about the water at the community ? They say they didnt bore the ground , instead relying on the well nearby for the whole community. I am concerned about this - especially on the summer shortage.
Also would you guys recommend this builder ? I dont see any negative comments in the internet , but did you guys face any issues with the builder so far and their construction quality , professionalism ?

1.Water from one well .I have no idea.Yea you can expect the metro at the time of 2nd phase completion .....If not one or two year has to be manged by lorry water.
2.I cant recommend you yes or no and yes there is no negative comment as there is nothing negative looks at there...one more thing quality and price comes together..I can say as per cost quality is good.If you worried abt much quality...you can check appaswamy on the other side...sqft 6000.
3.As per my idea cont is good..also it is G+2 so not much to worry.....Professionalism I can say they have to pull their shocks.....

Hi All, I have bought a 3 bedroom apt in Vaikund sundaram. Most of the blocks are complete except the 16th and 12th as they are corner ones. My block is 16. They has just started it. Some apts are almost complete. I visited a flat in 13th block which has tiles work done. They are not giving any choices on the tiles. When ask the Site enginer he says it would be done by March but other guys say should take more time. I heard they would pay some rent if the missed the handover date did anybody ask for that. Heard HDFC does not approve this project since they dont have CMDA approval. They only have Sholinganallur muncipal approval. Some banks do approve so fulfill their targets but I am not sure.

Does any one know details on this? Why CMDA approval is not sought when this area is with in corporation limit?

Dear All it's next to Decan kalpataru project ..I personally went to CMSWB office and confirmed it....it's 10 acre land and already CMDA put the boundary by cement bars.

It's more than a KM from vaikund........you can refer wikimapia for that and see a 10 acre land on the left side of ecr link road if you are going from shol to ecr

10 acre is very small land.. its somewhat that the size of whole vaikund project.. so its good news since its located 1 km apart and that too horizontally.. only concern is when this sewage and water project will be completed.. may be 3 to 5 yrs (:-

I have been searching for a means to communicate to the fellow owners in Vaikund Sundaram. I am delighted to find this forum. I have also sent a request to the facebook group.

I have booked apartment in Block 23. The corner most :). I visited the site a couple of weeks back.

Most of the work inside the house it done. But still the roads, parking lots, water tanks, septic tank, Lift etc are pending. At this point I am not sure when the whole place will be functioning completely. Hoping that it will be all good before the end of this year.

I'm living here now. The Project construction quality is okay, finishing is of sub standard. There was water seepage problem, walls and roof leaking water already but that has been fixed. There is no Water provision for the entire project of 350+ flats, have to rely on Lorry water, in hope that someday Metro water will come. Location is good and some niche qualities are private terrace, lift for G+2, spacious apartaments comparitevly.

Completely agree with Amit. Whoever is not living here presently.. better not comment and misguide people.
The quality of construction and finishing is cheap in quality than even a c grade builder.
They stopped responding to Phase I owners grievances and complaints. The Supervisors, PMs and all are behaving rude and arrogant. Why do they think, we keep following or complaining if things are good in the first place? Any one who wants to take here, please think twice. They don't respect you once you pay all the money.

Friends, please stay away from this project and from this Builder most importantly. My ground floor flat has leaking roof, first floor is not even occupied yet !! It is 2 months now, they r nt able to fix the prob, and nw they r nt even responding properly. The new PM is namesake, nods his head and leaves, but no progress. they provided Solar heater in bthrm which dint work, aftr lot of followup I bought a new one, same with bth room tiles nd othr fittings, they r broken and faded and stinking, I gt changed paying myself. i knw some of the owners in favour MD JK, but remember, my prob today will be ur problem tomorrow, you don't stand by me today, t'mrow, no one will stand fr u and buildr benefits in th end of all this. my hubby was on that FB group , but we stopped using it, its an endorsement for JK, not real Residents FB.

No regular water..no drinking water..Water leak in house from everywhere..frm roof, walls, windows..big big holes on roads..already some ladies, children fell down hurted..all fake promise..nothing on time..hardly 25-30 families living..3 flats rented - 2 of them vacated cause lot of problems with road, water, electric connections, bathroom fittings etc..Rude MD. no solution for anything after you pay money. No use of FB group..only discussions..no actions..

Few Questions to ask the builder before you buy here:(If the answer to any of the questions is yes from him,please cross verify with the residents who have already occupied the house-it is better to take opinion from at least 4 to 5 residents and most of them are quite open to feedback.)
1.Do you provide water supply?
---->I think the first and foremost need of every resident is water.The open well connection that has been sourced from outside the community will not be a long term solution as it does not belong to the builder.It is a public water source.Water water everywhere not a drop to drink.The project is surrounded by ponds and open water sources all around but not fit for consumption.
2.If the handover is delayed by more than the agreed date,will you be paying rent at the existing rates?
---> I have known many people who have invested more than their life savings(plus loan) to secure a house here.Due to delay in completion they have not been able to occupy nor rent it out as nobody wants to take it up due to the construction debris. Just do a simple math on your return on investment if the house has not been ready for occupation after one year. 18K*12 + EMI*12 will be more burdening on our shoulders to carry.
3.Access road.
--->Another reason why many people not prefering this apartment is because the access road is very narrow.The plans to open the other road towards ECR OMR link road is still only on paper.I personally had the experience of a CEO refusing to stay even when he wanted the house to be available on weekends only just because his car was too big to reach the location.Frequent congestion on the roads means traffic jam for more than half an hour or a long diversion.
--->The amenities have not been completed and if the swimming pool is just a toddler's poor and the gym is only going to be 900sq ft big, I wonder how many people will be able to use it simultaneously.Forget the video door phone and over the top accessories ,if they just give you basic house with no water leakage consider yourself blessed.Most of the fittings as they claimed are third grade.They promise "Brand XX or equivalent-"Equivalent " is mostly what it is and they take you for a ride.If you have an eye for perfection you can observe it even when they show you any demo houses.
---->You need not take it from me, for any keen observer,just observe the gaps on the door frames or the diagonal lines (where they have to be vertical on the walls).I am not being nit-picky here these small crevices leads to anything from cracks and fissures on the walls to pests insects/rodents in near run as they form perfect hiding places.IF you have toddlers for whom hygiene is important you understand what i mean.

---->Broadband connectivity,availablity of shops nearby,how safe it is to occupy amidst all the constuction workers etc.I leave it to your best judgement.

If you still visit the site,please take a moment to gather feedback from people living there .These will most probably be your neighbours if you plan to go ahead.A few residents have invested more than five lacs to compensate for what these guys have done to make the modular kitchen and fittings.These people too have some sort of scheme to give you modular kitchen or furnishing for free,but just remember,a good modular kitchen costs about 1.5 L for medium to about 5 L for extra deluxe.The ones that these people provide are hardly worth 1 L.

Apart from highlighting the issues,I wish to state some of the reasons this project did not do quite well.

1.Cheap labour-->Cheap quality.
Inspite of being a good project that promised to offer affordable duplex houses,the management did not spend enough on the skilled man power that will be required to provide the Value for money(VFH).There should have been atleast one good site engineer or supervisor who should have a keen no compromise on quality for the work done by those under him.This was missing right from the start.

2.Attitude-->Disappointed customers.
After getting the money from customers,they quite literally turn your back.I read an above post about a resident approaching the management to complaints and their response was we have the money to spend on lawyer.Man!! if you have enough money to spend on a lawyer,invest on a good engineer who will give you more happy customers.Brand value is what you need to establish.Though you may eventually manage to delay the case, once in the news,your reputation will be trashed and I think nowadays people are more aware of your reputation through forums like this and research more before investing.No amount of paid advertising can outdo it.

3.Overall management
Promise only what you can deliver and deliver what you have promised.On TIME!!!.With QUALITY.!!

With prestigious builders like appaswamy right across the road,if you need to survive/compete you need to have a model to showcase,and I beleive you cannot expect vaikund sundaram Phase1 atleast in your arsenal.Let us see how much you deliver on Phase 2 and the promised amenities and water supply.

If anyone who claims to say my points are not true, I am open to feedback here.You just ask any resident there and if atleast 25% claim otherwise please post it here.As far as I know on March 30 2014-this is the status with around 40 families who have started living there .

If some of you comment to my previous comment stating that don't comment if you are not staying there.
Imust say I spend more time there than anyone even before they occupied.I'm not here to misguide or impress anyone.

Before to this I must say if anyone got hurt Please excuse me.

I personally happy with the way Phase 2 is going on,It's true I supervise personally sometimes.But I never find the rough attitude from managemet or anything they are denied to do.

I'm happy with the construction so far, I have visited more than 100 sites before booking all are here and there same.Thats my feeling.

I understand the Phase 1 owner are dissatify probably all comments are from phase 1.

But I believe as the builder says he will provide Metro and Parryware for all 2nd phase bathroom fittings and the other things upto the standard,I'm optimistic.

Only thing it's delaying in handover,It's diffcult for many.I was mentally ready before by this gated community kind of project.

I'm personally happy till now so comments are on the impression till now.I respect the Phase 1 owners view but I believe Phase 2 is better.

I never leave comment with duplicate name....So you can say me anything you want.

I am owner of apartment in phase 2.Thank you for your effort what you put here in many post also thanks to others who put their view.

I can say friends this is a good project with affordable budget......my feeling is some issues are bothering all..But I spoke to jk....he is really giving time to me and also acting on all concerns...

We all have to look for better ideas to stay here and need to bring the builder on same page

Remember the Grass at other side is always green....

I like the project very much..only a timly hand over will be really good....

I made a booking on the 18th of july and have moved into the phase 1 after discussing with the management about these concerns. believe me, other big brands on OMR are giving worse problems for their projects. water is generally a problem in certain pockets of Chennai and with sundaram the water supply is very efficiently managed and nobody ever has any shortage of water supply, metro water is also approved by the government and within 2 months the connection should come through. I have also confirmed that this property will henceforth enjoy three 40 feet roads after the soon to happen road widening proposal by the govt and im very sure I will enjoy a massive return on my investment making my family proud.

the management is very hrd working and I think they have been misunderstood by others. if we are rude to anybody these days they may not be patient beyond a point where matters are being discussed, but if our approach is to find solutions anybody in life will respond positively. I took this approach and im happy for my cost effective and comfortable decision. my family is happy and vaikund is fixing all the problems in phase one and phase two also seems to be in great progress. thank you!

Our experience with Vaikund estates was really incredible. We are owing our house for first time. We were so confused and struggled to proceed. We came to know about vaikund sundaram by one of our friend who has booked in Vaikund Govardhan. I really thank him to refer good home makers. Vaikund estates helped us in each step making entire building process very easy. Their support is amazing. We are haapy to own a house at vaikund sundaram. Metro water supply will come soon We strongly recommend vaikund estates to anybody who wants to build the house.

My opinion is you can surely buy a home at vaikund sundaram. It is surrounded by good schools,colleges and IT parks. New roads and metro water has been announced. Amenities are good with reasonable cost.

What about water facilities? forget about metro water which is gonna come soon? why does water source is only wells? why there isnt any borewells?

Second question: Building is constructed of hollow cement blocks and not with red bricks. Thats why everywhere people are complaining that pores and cracks in walls, water leakage etc..In the longer run, cement blocks does not going to serve its purpose. These problems will come a lot. Other than these 2 questions i dont think i have concerns. Please do reply in this forum so that everyone is aware of it.

I too storngly feel borewell could solve our purpose...And we need to explore thta..But again quite assured its matter for a year +....will get metro water soon...still its better to have boring option too..

Regarding Bricks..I dont think you have the corrct point...
1.These are solid blocks not Hollow bricks...
2.8/10 builder used it in any big city
3.Any CREDAI builder is not allowed to used Red Bricks as its againt enviroment
4.Red breicks also have problem as the south indian soil has salt content and now a days you can find many bricks not even baked properly.
5.Cracks usually appers because of settelment ...even you can see it in pre cast wall

The main important is water leakeage in wall...for that main thing is builder should give weather prrof coating outside and resident shoould do that in each five year.Need to check it wether builder is giving it or not...???

I also feel this project is now fine and in a better state..Atleaset many things systematic in phase 2...

We have bought a flat phase 2. I would say I will never suggest this to my bitterest enemy.
1./quality is at its worst. You can see leakages every where. The quality of doors, fittings is sub standard.
2. Only source of water is lorry. Pls do not get carried wwayy looking at metro pipes. Ll take a decade for metro water. The quality of water now provided is horrible. It doesn't comply with pH standards.any potential buyer can teat it themselves.
3.builder will be sugar coated and promise he'd over heals. Once you book the house, you will be seen as a cattle. Your self respect is gone especially to some one called Mr. Sethuraman who thinks he is a lord.
4. Nowadays builders provide common backup for houses. But these folks is not providing back for wvwn common amenities. They took money from us for this too
5. U ll be paying lakhs for a 500sq ft gym, a tub size swimming pool
I m not exaggerating. Potential buyers can visit the place your self. Knock any doors for feedback and find it yourself. We moved in 2months back. But only to search for better house and move away

I am booking an apartment in Phase II. My friend had referred me this project who stays in Phase I. I personally visited the site and the location is too good. All houses are very spacious, and good ventilation. Regarding the amenities, they have constructed around 3000 sq.ft for Gym. Marketing staffs in the site informed that the shops are under construction. They have started to lay the road from OMR to the site through Padmavathi Weigh Bridge. This area has come under CMDA limit and the works for metro water and drainage is going on. Personally, I am satisfied with the way the marketing staffs, the engineer and the supervisors approach. They are ready to do the minor alterations which I had asked them. There may some plus and minus. But as far as my suggestion is concerned, it is worth investing here.

Am planning to buy a property in vaikund sundaram for a duplex house. I have one concern over here. They told me give a property with a sqft for 4400 and this will not include service tax , VAT and registration charge. But I have enquired with other builder they are charging the sqft that includes all these. Just want to know are you people also have paid these component apart from sqft charge.

Your answer will helpful for me to go ahead and purchase a property.

Hi, I am one of the resident of Vaikund Sundaram.I feel that is a good choice. As it is only G+2 with ample space all around and good atmosphere for the old age people and children.It is only 1 km from the sholinganallur signal. This will be closer to your work place. Have a visit to our community you will surely like the atmosphere.

We have 40 feet road from the main road to our community and also many parallel roads to our VS.

I am searching for a flat in an around OMR and found that VS is one among the best when compared to other builders there. Since it is coming under the corporation limit, metro water will soon reach the community. It seems as of now they are getting water from the lorry but soon it will be reduced because the metro water pipe laying work is going on and will be completed shortly.
The maintenance cost is also comparatively less. Once the drainage connection is given the maintenance cost will further get reduced which will an added benefit.Let me see.

I am tenant at vaikund Sundaram, OMR Karapakkam. It is one among the best when compared to other builders there.

The rate is reasonable and very spacious. It is coming under the corporation limit. Now i planned to getting a house there itself.My option is Vaikund Sundaram.

Here the maintenance cost is comparatively less, When compared to other community.

Once the drainage connection is given, The maintenance cost will further get reduced which will an added benifit.
